What is a Maintenance Emergency?
Emergencies are situations that pose immediate risk to safety or property. These include:
- Fire or smoke
- Gas leak (if you smell gas, leave immediately and call 911 first)
- Flooding or major water leak
- No heat when temperatures are below freezing
- Sewage backup
- Break-in or security issue (call 911 first)
- Electrical hazard

Non-Emergency Maintenance
For non-urgent issues, please submit a request through the tenant portal. Examples include:
- Appliance not working
- Minor plumbing issues (dripping faucet, slow drain)
- HVAC not cooling/heating efficiently (not an emergency unless extreme temperatures)
- Cosmetic issues
- Pest concerns
