Welcome to Pro X Property Management. We’ve compiled answers to common questions to help you understand our rental process, policies, and how to get the most from your rental experience with us.
How do I apply for a rental?
Submit an application through our online portal. Everyone 18 years or older living in the home must submit their own application.
What is the application fee?
The application fee is $40 per applicant. This fee covers the cost of background checks, credit checks, and verification of your information.
What are the income requirements?
We require income of at least 3x the monthly rent amount. This can be combined household income for all applicants on the lease.
How do I schedule a showing?
We offer convenient self-showings 7 days a week during daylight hours. After submitting a brief pre-screening and ID verification, you can tour available properties on your own schedule.
When is rent due?
Rent is due on the 1st of each month. The grace period goes through 11:59pm on the 3rd, so rent is considered late on the 4th. Late fees will apply after the grace period.
How do I pay rent?
We offer several payment options:
- Online through your tenant portal (recommended)
- Money order (if paying in person)
- Cashier's check (if paying in person)
We require all rent paid in person to be via money order or cashier’s check.
How do I submit a maintenance request?
Log into your tenant portal and submit a maintenance request. Our team will review and schedule the repair. For emergencies (fire, flooding, gas leaks, no heat in winter), call our emergency line at 417-429-1499.
What is your pet policy?
Pet policies vary by property. Check the individual listing for pet restrictions. If approved, a pet deposit and/or monthly pet rent may apply.
What about ESA (Emotional Support Animals)?
If you have an ESA, we require a petscreening profile to be completed to verify your ESA documents.
Is smoking allowed?
No. Smoking is prohibited in all of our rental properties. Evidence of smoking will result in charges for damages.
Do I need renters insurance?
Yes. All tenants are required to maintain renters insurance throughout their lease term. This protects your personal belongings in case of fire, theft, or other covered events.
What utilities am I responsible for?
Tenants are responsible for utilities in their name (typically electric, gas, internet). Some properties may include certain utilities like water or trash — check your specific lease for details.
What happens at move-out?
We conduct a move-out inspection to assess the property’s condition. Your security deposit will be returned (minus any deductions for damages beyond normal wear and tear) according to Missouri state law.
