When Eviction Begins
Eviction is part of our rent collection process, triggered when a tenant fails to meet their obligations despite our persistent follow-up efforts:
Rent remains unpaid past the 10th of the month
No acceptable payment plan has been established
Daily contact from the 4th through 10th has not resolved the situation
The Eviction Timeline
Step 1: Demand Letter
We post a formal demand letter requiring the tenant to either pay rent in full or surrender the keys. This letter clearly outlines their options and the consequences of non-compliance.
Step 2: Response Period
The tenant has 3 business days to respond to our demand letter.
Step 3: Eviction Filing
If there’s no response or satisfactory resolution within 3 business days, we file for eviction with the court. No delays, no exceptions.
Step 4: Legal Process
We manage the eviction through the legal system, handling paperwork, court appearances, and coordination with local authorities as needed.
Owner Consultation
We never start eviction without discussing it with you first. This is your investment, and you deserve to be part of major decisions that affect it.
Throughout the process, you’ll receive:
- Updates on tenant contact and responses
- Consultation before we post the demand letter
- Notification of all court filings and dates
