Our Rent Collection Timeline
Days 1-3: Grace Period
Rent is due on the 1st. We provide a 3-day grace period as a courtesy.
Day 4: Rent is Officially Late
If rent isn’t received by the 4th, late fees apply and our follow-up process begins immediately.
Days 4-10: Daily Follow-Up
Our team contacts the tenant every day from the 4th through the 10th. We work to secure either:
- A specific payment date
- A concrete payment plan
- Payment in full
Day 10: Decision Point
If we haven’t received a strong payment commitment or full payment by the 10th, we begin the eviction process by posting a demand letter.
Days 11-13: Response Window
The tenant has 3 business days to respond to our demand letter.
Day 14+: Eviction Filing
No response? We file for eviction. No hesitation, no delays.
Owner Communication
You’ll never be surprised by what’s happening with your property. Throughout the entire process, we maintain constant communication with you:
- Updates on tenant contact and payment status
- Notification before any eviction proceedings begin
- Consultation on any decisions that affect your property
